Comfort Air • . October 2013
1607 Turnpike Road, Sto kton
Claim No: 15533
Rationale for Closure uder the Policy
• General Criteria: ihe case meets all eight Policy general criteria.
• Groundwater Specific Criteria: The case does not meet Policy criteria because the extent
of groundwater co itarnination is undefined south (downgradient) of MW-813.
• Vapor Intrusion to Indoor Air: The case does not meet Policy criteria because the
maximum benzene concentration in groundwater is greater than 1,000 pg/L and the
minimum depth to groundwater is less than 30 feet.
• Direct Contact an Outdoor Air Exposure: This case meets Policy Criterion 3b. Although
no document title "Risk Assessment' was found in the files reviewed, a professional
assessment of sit -specific risk from potential exposure to residual soil contamination found
that maximum co entrations of petroleum constituents remaining in soil will have no
significant risk of E dversely affecting human health. Excavation was conducted to ten feet.
The Site is paved ind accidental exposure to site soils is prevented.
Recommendation
The Fund recommends th 3t the County direct the Responsible Party to define the extent of
groundwater contaminate south (downgradient) of MW-86 and to implement an effective soil and
groundwater treatment tec hnology to achieve Policy guidelines in a timely manner.
Kitk Larson, P.G.
