All costs associated with the acquisition of the right- <br /> of-way shall be borne by the subdivider. <br /> g. A terminal drainage system shall be provided by drainage <br /> facilities on Fine Road. A drainage study shall be made <br /> to determine the adequacy of the existing drainage <br /> system. Lot grading and storm drainage improvements <br /> shall be part of the improvement plans. The drainage <br /> system shall meet the requirements of the County which <br /> are in force at the time of acceptance of the <br /> improvements. The acceptance or approval by the County <br /> of the drainage system does not relieve the developer or <br /> his engineer of the responsibility of providing an <br /> adequate drainage system. <br /> h. The Final Map shall note and clearly delineate any area <br /> subject to flood hazard. All development within the <br /> subdivision shall conform to the requirements of the San <br /> Joaquin County Floodplain Ordinance Code. <br /> i. A Preliminary Soils Report shall be required. <br /> j . Public utility easements shall be as required by Pacific <br /> Gas and Electric Company and all other public utilities. <br /> Underground utilities are required. <br /> 2 . PUBLIC HEALTH SERVICES: <br /> Ordinance Requirements: <br /> The Ordinance Requirements listed below have been identified <br /> as pertinent to this project. Other Ordinance Requirements <br /> may also apply. Ordinance Requirements are not appealable. <br /> a. This tentative division of land shall meet the Rules and <br /> Regulations of San Joaquin County Ordinance No. 's 549 and <br /> 1862 . A percolation test, soil profile, and a minimum <br /> sewage disposal area are required for approval by Public <br /> Health Services. A permit for the percolation test is <br /> required from Public Health Services. A percolation test <br /> will be required on every third lot. The sewage disposal <br /> and water wells are to be shown on the Improvement Plan. <br /> The Improvement Plan must show the location of wells and <br /> septic systems within 150 feet of property lines. <br /> b. The initial percolation test failed. A pit percolation <br /> test is required prior to approval of this application. <br /> The pit percolation test can be performed in the first <br /> sand strata within 25 feet of the ground surface. <br /> Conditions of Approval - 2 - (SU-87-24) <br />
