Proposed 320-acre Site Location (cont 'd) <br /> of the general public and commercial haulers to use such sites . <br /> The lands in the proximity of the present site may be <br /> considered marginal and as such were considered as possible sites <br /> for the replacement of the Harney Lane Site. <br /> Figure V maps the parcels of various ownerships and <br /> acreages . The existing homes are also delineated. <br /> It was determined that a minimum of 300 acres would be <br /> appropriate to insure a practical life for service area No. 1. <br /> It is interesting to note that several new homes, 2 of which <br /> appear to be in the $50 ,000 class, have been constructed near the <br /> existing Harney Lane Site. This indicates that properties in the <br /> vicinity of landfill sites need not be considered undesirable or <br /> environmentally objectionable. <br /> Comparable sales (Figure V) in the area ranged from $425 to <br /> $1,000 per acre. <br /> Parcel "A" on Figure V consisting of 320 acres or 1/2 Section <br /> appears to be suitable for a landfill site. The present use is <br /> pasture with no improvements . Staff appraisal (Appendix A) <br /> indicated $550 per acre as a fair market value. <br /> The Storie Index (Figures VI, VII, VIII of 12) indicates the <br /> soil characteristics for agricultural use is poor. It is especially <br /> desirable to locate sanitary landfill sites on marginal lands to <br /> protect and preserve fertile soils for important agricultural <br /> uses. Site "A" presently is used as dry pastures with no costly <br /> improvements, such as buildings, irrigation systems , etc. <br /> Site "Afl is located 1 mile east of the existing Harney Lane <br /> Site. <br /> 19 <br />
