KLHINFEL®ER
Bright people.Right Solutions.
database which identifies sites that have known contamination for which there was
further investigation.
Three of the listings are at higher elevations than the site. The listings are identified as
Froelinger Machine and Tool (3023 Myrtle), Roy's Auto Wrecking (3570 East Miner
Avenue), Van De Pol Enterprises (403 North Lillian Avenue). The remaining listings are
at lower elevations in relation to the project area and are identified as P & L Cleaners
(2630 East Fremont Street), Valley Plating (1236 North Filbert) and Stanley Adams
Machine Works (1510 East Miner Avenue). All six sites range from one half mile to one
mile from the site and are listed as historical and do not have recent activity by the
DTSC. These listings are not anticipated to impact the site, due to the lack of current
regulatory activity by the DTSC and their respective distances from the site.
There are no airports, airstrips or other aviation facilities in the project vicinity. A
railroad right-of-way is located adjacent and north of the site. The Highway 4 freeway
alignment is approximately 300 feet to the south. Pole mounted transformers are
located at the site or at adjacent public right-of-ways, however there are no very high
voltage power lines in the site vicinity. The site lies within an urbanized (built up area)
and is not subject to wildland fire hazards.
Environmental Impacts and Mitigation Measures
Review of records, historical aerial photos and site visits have not identified any
substantial on-site environmental hazards. The regulatory database report, however
lists the former operation at the site as commercial salvage/gas station. The former
operation had a 10,000-gallon capacity underground storage tank and was a generator
of hazardous material-type wastes. Previous spills or accidental releases may have
occurred, and therefore hazardous materials may be present in surface and subsurface
soils and groundwater. The former hazardous materials associated with industrial land
uses include petroleum-based products, heavy metals, etc.
The regulatory database report indicated 18 offsite LUST sites within the ASTM search
distance. All but three of the sites have been closed or are indicated as no further
action by the applicable local and state agencies. The three remaining sites are current
groundwater investigation cases, however, given the distances of these sites in relation
to the site, there is a low probability of affecting the site. Six offsite locations were listed
j on the Department of Toxic Substance Control's EnviroStor database. These listings
are not anticipated to impact the site, due to the lack of current regulatory activity by the
DTSC and their respective distances from the site.
A railroad right-of-way is located adjacent and north of the site. There is the potential
that during its historic operation and maintenance that various chemicals have been
applied or spilled onto the adjacent soil including petroleum based compounds and
metals. Additionally, railroad right-of-ways may contain petroleum product pipelines that
have the potential to leak over time.
121339/ST011 R226 3-34 October 14, 2011
copyright 2011 K►einfelder
