Item No. 1 <br /> / , 2-10-77 <br /> U-76-79 <br /> Page 2 <br /> - January 6, 1976 - Staff reviewed PM application and advised that Use <br /> Permit should be processed prior to Parcel Map. <br /> - May 12, 1976 - Revised drawings "Exhibit A" received. <br /> May 13 1976 - Letter sent to Chance Wong advising revised drawings still <br /> not adequate. <br /> October 12, 1976 - Revised drawings received. <br /> October 19L. 1976 - Staff reviewed latest drawings and asked for detailed <br /> history of Forward, Inc. <br /> LAND USE <br /> - Property Size The parcels involved contain 16 acres. <br /> roperty Use - There is a transfer station on the property; also, a work <br /> shop and a mobile office. There are also immobile trucks and other <br /> equipment. <br /> - General Land Use - There is a poultry ranch on the parcel adjacent on the <br /> west and another one on the south side of Lovelace Road. Scattered resi- <br /> dential development has occurred and there are other agricultural uses. <br /> - Zoninq Pattern - Subject property is zoned -5. There is an -5 zone <br /> located a short distance to the east and the remaining area is all zoned <br /> -5. <br /> GENERAL PLAN <br /> - The 1995 General Plan designates the area as agriculture. <br /> REFERRALS AND REPLIES <br /> Local Health District- In the event that this application is approved, <br /> it is requested that the following conditions be made a part of the approval. <br /> 1. No salvage material be permitted in parking area. <br /> 2. No abandoned vehicles to be parked in parking area. <br /> 3. Parking area not to be used to store trash bins requiring painting or <br /> repair. <br /> . Area to be oiled for dust control. <br /> . Parking area to be kept free of litter and debris. <br /> Building Department- `Permits and inspections required for yard lighting, if <br /> n . <br /> - Public Works Department <br /> - County Administrator <br /> OTHER CONSIDERATIONS <br /> - The Environmental Review Committee adopted a Negative Declaration on this <br /> application. <br /> s you will note, there has been a long history connected with this project. <br /> it was originally approved as a transfer station. Since its inception there <br /> have been numerous complaints regarding the condition of the transfer <br /> station. <br />
