9 . Any sidewalks that connect the taupe sidewalk along Central Pkwy to the on -site circulation <br /> sidewalk shall be taupe . <br /> 10 . Sound walls parallel to Central Pkwy that are required per the noise study shall have the same <br /> architectural treatment as the themed walls in the Neighborhood ` D ' In -Tract Landscape Plans . <br /> 11 . Digital File : A digital file of the Final Improvement Plans shall be submitted to the MHCSD <br /> consistent with MHCSD File Format requirements . <br /> 12 . Record Drawings : Record Drawings shall be provided prior to acceptance of the improvements <br /> by the MHCSD . <br /> d . Utilities : <br /> 1 . The Developer shall provide documentation for Water Treatment Capacity , Sewer Treatment <br /> Capacity and Water Storage Capacity that has been obtained from Mountain House Developers , <br /> LLC ( Resmark/ MHD ) for the proposed development . <br /> 2 . The Developer and its contractors shall comply with Ordinance No . 4162 " Street Opening and <br /> Pavement Restoration Regulations . " <br /> 3 . Any phased development shall install all utilities required to serve the development . In addition , <br /> if any future adjacent or nearby phases of the development , or adjacent Neighborhoods , will <br /> depend on obtaining service from such utilities , then the utility lines shall be sized to serve these <br /> future developments . <br /> 4 . When public utilities are to be located outside public rights -of-way but within the project boundary , <br /> the Developer shall provide public utility easements for these utilities . The easements shall be <br /> shown on all the Improvement Plans . <br /> 5 . Prior to the submittal of improvement plans for the development , the Developer shall submit to <br /> the MHCSD composite schematic plans for in tract storm drains , sanitary sewers , and water <br /> distribution facilities . <br /> 6 . Water service to the common areas , if applicable , shall not begin without notifying MHCSD of the <br /> intent to start irrigation . The billing process must be set up before water is turned on . Backflow <br /> prevention systems and applicable water meter facilities at the point of connection to the public <br /> water system as required by the MHCSD Standards shall also be installed . <br /> 7 . All water rights shall be dedicated to the MHCSD upon approval of the Improvement Plans . <br /> 8 . Transformers located in the commercial and industrial areas may be placed above ground <br /> provided they are aesthetically designed and /or shielded by landscaping subject to MHCSD and <br /> MID requirements and with prior written approval . <br /> 9 . Per MHCSD ' s ordinance , on -site utilities shall be privately maintained . <br /> 10 . Unused storm drain stubs and sewer stubs shall be cut and capped at the property line . <br /> 11 . Unused water stubs shall be cut at the property line and blow-off Installed . <br /> 12 . The Developer shall prepare an SB 221 report to address the Community' s potable water supply <br /> needs prior to the Final Map approval . <br /> 13 . All utilities such as , but not limited to , water , sewer , storm drainage , shall beplaced in the <br /> ' alleywaysnot the front yards or common landscaping frontage areas .
