Shea Homes- Northern California Bergamo at Mountain House <br /> 4943.009.002 Phase I Environmental Site Assessment <br /> 2.5 REGULATORY AGENCY FILES AND RECORDS <br /> The following agencies were contacted pertaining to possible past development and/or activity at <br /> the Property. <br /> TABLE 2.5-1: Regulatory Agency Records <br /> NAME OF • - . <br /> The City of Tracy's Development Services and Public Works <br /> City of Tracy Development Services Departments were contacted regarding files for the Property. <br /> and Public Works Department The City of Tracy directed us to San Joaquin County and the <br /> Mountain House Community Service District for records <br /> requests. <br /> French Camp Rural Fire Protection The French Camp Rural Fire Protection District was contacted <br /> District regarding files for the Property. The District has yet to respond <br /> as of the publishing of this assessment. <br /> San Joaquin County Department of We reviewed files provided by San Joaquin County associated <br /> Environmental Health with the Property's APN. No files were found regarding the <br /> Property. <br /> We reviewed files provided by San Joaquin County associated <br /> San Joaquin County Community with the Property's APN. Previously completed ESAs from <br /> Development Department Condor Earth were provided for Neighborhood H, which <br /> includes the Property. <br /> The Mountain House Community The Mountain House Community Service District was <br /> Service District contacted regarding files for the Property. The District had no <br /> record pertaining to the Property. <br /> We reviewed the GeoTracker database maintained by the <br /> SWRCB to identify ongoing environmental site assessment and <br /> remedial activities in the immediate vicinity of the Property. The <br /> California State Water Resources GeoTracker database identified the following sites within 1 mile <br /> Control Board of the Property: three cleanup sites, Chevron, Mountain House <br /> Sites #1, 2, and 3. The cleanup sites were all listed as closed. <br /> For additional information regarding the sites, refer to <br /> Section 2.4. <br /> We reviewed the EnviroStor database maintained by the DTSC <br /> to identify ongoing environmental site assessment and remedial <br /> activities in the immediate vicinity of the Property. The <br /> Department of Toxic Substances EnviroStor database identified three sites within 1 mile of the <br /> Control Property: Proposed Questa Elementary School <br /> (Neighborhood H), Neighborhood E School, and Mountain <br /> House Development Site #3. For additional information <br /> regarding the sites, refer to Section 2.4. <br /> 3.0 SITE RECONNAISSANCE <br /> 3.1 METHODOLOGY <br /> ENGEO conducted a reconnaissance of the Property on April 3, 2020. The reconnaissance was <br /> performed by Jason Sedore, a Staff Geologist of ENGEO. The Property was viewed for hazardous <br /> materials storage, superficial staining or discoloration, debris, stressed vegetation, or other <br /> conditions that may be indicative of potential sources of soil or groundwater contamination. The <br /> Property was also checked for evidence of fill/ventilation pipes, ground subsidence, or other <br /> evidence of existing or preexisting underground storage tanks.
