The City of Tracy's Development Services and Public Works City of Tracy Development Services Departments were contacted regarding files for the Property. and Public Works Department The City of Tracy directed us to San Joaquin County and the Mountain House Community Service District for records requests. French Camp Rural Fire Protection The French Camp Rural Fire Protection District was contacted District regarding files for the Property. The District has yet to respond as of the publishing of this assessment. San Joaquin County Department of We reviewed files provided by San Joaquin County associated Environmental Health with the Property's APN. No files were found regarding the Property. We reviewed files provided by San Joaquin County associated San Joaquin County Community with the Property's APN. Previously completed ESAs from Development Department Condor Earth were provided for Neighborhood H, which includes the Property. The Mountain House Community The Mountain House Community Service District was Service District contacted regarding files for the Property. The District had no record pertaining to the Property. We reviewed the GeoTracker database maintained by the SWRCB to identify ongoing environmental site assessment and remedial activities in the immediate vicinity of the Property. The California State Water Resources GeoTracker database identified the following sites within 1 mile Control Board of the Property: three cleanup sites, Chevron, Mountain House Sites #1, 2, and 3. The cleanup sites were all listed as closed. For additional information regarding the sites, refer to Section 2.4. We reviewed the EnviroStor database maintained by the DTSC to identify ongoing environmental site assessment and remedial activities in the immediate vicinity of the Property. The Department of Toxic Substances EnviroStor database identified three sites within 1 mile of the Control Property: Proposed Questa Elementary School (Neighborhood H), Neighborhood E School, and Mountain House Development Site #3. For additional information regarding the sites, refer to Section 2.4. 3.0 SITE RECONNAISSANCE 3.1 METHODOLOGY ENGEO conducted a reconnaissance of the Property on April 3, 2020. The reconnaissance was performed by Jason Sedore, a Staff Geologist of ENGEO. The Property was viewed for hazardous materials storage, superficial staining or discoloration, debris, stressed vegetation, or other conditions that may be indicative of potential sources of soil or groundwater contamination. The Property was also checked for evidence of fill/ventilation pipes, ground subsidence, or other evidence of existing or preexisting underground storage tanks.
