currently zoned AG-40 (General Agriculture; 40 acre. minimum) . The applicant is requesting a rezoning to AL-5 ( Limited <br /> Agriculture, 5 acre minimurri) . Agricultural uses can continue to exist on the subject parcel (s) under the new zoning. <br /> b) The subject property is currently zoned AG40 (General Agriculture, 40 acre minimum) .The applicant is requesting "a <br /> rezoning to A-L (Limited Agriculture). Agricultural uses can continue to exist on the subject parcel(s) under the new <br /> zoning. However, the applicant has also submitted a. Minor Subdivision application to split the 10 acre parcel into two 5 <br /> acre parcels. Pursuant to Government Code Section 66474.4:(b), land that is less than 10 acres in size in the case of <br /> prime agricultural land are too small -to sustain their agricultural use. As a result, parcels under- Williamson Act. contract <br /> must be , at a minimum , 10 acres in size. The project parcel is currently under the -California Land Conservafion Act <br /> (Williamson Act) and is subject to Williamson act Contract No . 78-C1 -213. in order to approve the subdivision, the <br /> legislative body approving the subdivision must require that the parcel be subject to joint management agreement. _ <br /> Pursuant to Government Code Section 66474.4(c)(1 ) a subdivision. can be approved for parcels that are categorized as <br /> .prime farmland but .are smaller than the minimum 10 acres of prime farmland- if the parcels are subject to -a joint <br /> management agreement, provided that the land under the agreement totals a minimum of 10 acres of prime farmland . <br /> The joint management agreement must remain in effect for as long as the parcels are under a Williamson Act contract. <br /> In the case of the -subject parcel , the applicant has filed a Notice of Non-renewal that will allow the contract to expire <br /> March 1 , 2030. <br /> i <br /> c-d) The project area does not have forest land -or timber land . Therefore , the proposed project's likelihood of causing the <br /> loss of forest land or the conversion ,of forest land to non4orest use, is less than significant. <br /> e) The project consists of a Zone Reclassification -and a Minor Subdivision.
