e. PRODUCTION CAPACITY: A small winery shall have a minimum production capacity of 201 gallons <br /> and a maximum of 36,000 gallons of wine per year. (Development Title Section 9-1075.5[a]) <br /> f. SETBACKS: The following requirements apply and shall be shown on the Site Plan: <br /> New construction or the use of existing buildings, permanent parking areas and outdoor <br /> eating/entertaining areas shall be set back a minimum of 200 feet from East Armstrong Road. <br /> (Development Title Section 9-1075.5[c]) <br /> 1. New construction or the use of existing buildings, permanent parking areas and outdoor <br /> eating/entertaining areas shall be set back a minimum of 100 feet from the northern property <br /> line along APN: 058-110-16, which contains a residence. (Development Title Section 9-1075.5 <br /> [c][1][B)) <br /> g. TASTING ROOM: The maximum size of a standalone wine tasting room or structure or area <br /> designated for wine tasting within a multipurpose building at an on-site wine cellar shall not exceed <br /> 30% of the area designated for production facilities or 2,000 square-feet, whichever is greater. <br /> (Development Title Section 9-1075.5[n][1][A]) <br /> h. CAPITAL FACILITY FEE:This project may be subject to the Capital Facility Fee. If the Capital Facility <br /> Fee is applicable, the County shall collect the fees before the issuance of any building permits. <br /> (Development Title Section 9-1245.2) <br /> i. PARKING: Off-street parking shall be provided and comply with the following: <br /> 1. The parking surfacing requirements for the small winery and brewery shall be chip seal or an <br /> alternative surfacing material. <br /> 2. A minimum of 38 parking spaces shall be required. (2.5 parking spaces per 1,000 square feet <br /> of building space). (Development Title Section 9-1015.9) <br /> A. Phase 1 requires a minimum of 18 parking spaces. <br /> B. Phase 2 requires a minimum of 20 additional parking spaces. <br /> 3. A minimum of one 60 overflow parking space shall be required and shown on the site plan for <br /> Phase 1. (1 parking space per for every 2 event attendees). (Development Title Section 9- <br /> 1075.9[h]) <br /> 4. Each parking stall shall be an unobstructed rectangle,minimum 9 feet wide and 20 feet long except <br /> parallel stalls,which must be 9 feet long and 26 feet long. (Development Title 9-1015.5[b][1]) <br /> j. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> 1. Access driveways shall have a width of no less than 25 feet for two-way aisles and 16 feet for one- <br /> way aisles, except that in no case shall driveways designated as fire department access be less <br /> than 20 feet wide.
