<br />2.1 Zoning <br />The San Joaquin County District Viewer (sjmap.org) states that the Site is zoned <br />AG-40, General Agriculture with a minimum parcel size of 40 acres. This zoning <br />designation "is established to preserve agricultural lands for the continuation of <br />commercial agriculture enterprises" (San Joaquin County Community <br />Development Department). <br /> <br />2.2 Proposed Development <br />A minor subdivision is proposed to separate the Site into three new 40-acre <br />parcels and a 39.9-acre designated remainder (Plate 3). <br />2.3 Topography <br />A recent U.S. Geological Survey 7.5-minute topographic map was obtained from <br />the San Joaquin County District Viewer. In the map, the Site is depicted at <br />approximately 75 to 83 feet above mean sea level. This map is included as Plate <br />4. <br /> <br />3.0 HISTORICAL RESEARCH <br /> <br />3.1 Aerial Photographs <br />Live Oak reviewed aerial photographs of the Site provided by the San Joaquin <br />County Surveyor's Office in Stockton, California. The available photographs <br />were dated 1937, 1952, 1963, and 1975. Three additional photographs, dated <br />2003, 2010, and 2019 were obtained from Google Earth. <br />In the 1937 photo, the Site appears to be dry-farmed land and pasture. Natural <br />wetlands/drainages can be seen across the Site. Vineyards and a few rural <br />residences can be seen to the west of the Site. To the north and east of the Site <br />are additional dry pastures, and to the south are orchards and agricultural land. <br />In the 1952 photo, a cluster of three or more buildings can be seen on the north <br />side of the Site. A second building cluster can be seen on the portion of parcel - <br />46 that is not part of the current Site. The entire Site appears to have been <br />leveled, and more than half of it is now irrigated. Vineyards have been planted to <br />the north and south of the Site. Additional rural residences can be seen to the <br />west. <br />In the 1963 photo, a new large building can be seen in the building cluster on the <br />north side of the Site. The entire property appears to be irrigated. No other <br />significant changes are apparent. <br />LOGE 20-61 2
