§ 1.1 The Assessor's Parcel Number (APN) Map and the District Viewer Map found in Appendix A <br />illustrates the location and orientation of the subject Parcel. <br />SJC District Viewer Map indicates the subject Parcel is 0.47 acres and is located within <br />the Stockton City Limits, near the Stockton Diverting Canal and North Wilson Way, west <br />of Highway 99. Domestic water for the property is currently served by Cal Water and <br />stormwater and sewer is currently provided by the City of Stockton (ESSSP). What <br />appears to be a stormwater inlet grate is noted in the Photographic Plates, along with a fire <br />hydrant and a PG&E gas line access. <br />It is desired by Mr. Ghio to subdivide the subject Parcel into three Parcels. It is my <br />understanding the subject Parcel originally consisted of two Legal Parcels (APN 119-035- <br />19, 12) that were merged to form the existing subject Parcel. It is proposed by Mr. Ghio to <br />construct one Single Family Residence (SFR) on each of the three proposed Parcels after <br />the minor subdivision is completed by Wong Engineers. <br />Present land use of the property can be observed by the most recent aerial Google Map <br />found in Appendix A and photographs of the property. The subject Parcel is completely <br />vacant with no improvements, other than the adjacent aforementioned PG&E gas line <br />access, stormwater grate, and fire hydrant. <br />Located in Appendix D, are documents in the EHD files pertaining exclusively to the <br />subject property. The first document is a Deviation Request PA -04-238 (DV) dated May <br />19, 2004. The existing -at -the -time River of Life Full Gospel Fellowship, Inc. Church <br />appeared to be undergoing repair and also appeared empty according to an EHD <br />inspection. The property is currently referenced as East Alpine Pentecostal Church of God <br />on Google Maps. <br />The second EHD document, dated June 15, 2005, references "open, pump, and backfill the <br />septic tank, seepage pit or excavation permit and inspection by the EHD." <br />There are observed soil depressions, as illustrated in the Photographic Plates. It is <br />assumed these depressions were caused by the removal of the referenced septic tank and <br />possibly the leachlines. <br />§ 1.2 The Tentative Map is in the process of being prepared by Zack Wong, PE of Wong <br />Engineers. Upon submittal of this report to EHD, the EHD Service Request Form will be <br />used for Tentative Map submittal. <br />As referenced, a description of proposed development of the property is to create three <br />Parcels from the single subject Parcel, through a Minor Subdivision, thus the reason for <br />this SSCR. <br />§ 1.3 The District Viewer Map denoting the location of the property is found in the Appendix A. <br />§ 1.4 The photographic plates found in Appendix F illustrate the current status of the property <br />and the items observed on the Parcel. <br />Page -3- <br />Chesney Consulting <br />
