MOUNTAIN HOUSE SPECIFIC PLAN II <br />'K` Neighborhood Center <br />The 'K Neighharhood Center (Figure 4.24} is situated at the terminus of entry collector <br />streets tram Central Parkway, The Neighborhood Center is primarily an east -west <br />rectangular site, with a narrow Neighborhood Commercial area extending south of the K-8 <br />school to Central Parkway. Landscape and building orientation within the site is intended to <br />accentuate the relationship between Neiglhborho❑d 'J to the south. and the collector street <br />entry from Central Parkway. The coHect❑r street on the seurths❑uth side of the K-8 school <br />generally separates Lower Density Residential uses to the north and Medium Density <br />Residential uses to the south. The fats fronting the K-8 school on this Coliectar street are <br />alley�erved_ <br />VYthin the site, the Neighhorhood Park is located irnmediately north of the school, <br />Vehicular access and parking for the school is anticipated on the south side of the site, <br />The Neighborhood Commercial area will be separated from the adjacent homes by a <br />masonry wall and landscape buffer. <br />Sidewalks on the adjacent roadways connect the Neighborhood Center uses with the <br />nearby lakelopen space trail network (see Figure 9.2'. SPH bicycle and Pedestrian <br />System). <br />'L' Neighhorhoad Center <br />The 'L' Nelghborho❑d Center (Figure 4.25) is an easlYwest oriented site in the center of <br />this water -oriented neighborhood. The site is rectangular on three sided with a distinctive <br />circular street along tine frontage of the Neighborho❑d Park and the adfacent Iakeslcgen <br />spam Convenient pedestrian connections will be provided between Neighborhood <br />Center uses and the lakelopen space trail network (see Figure 9,2: Sol I Pieycle and <br />Pedestrian System), <br />Vohicular access and parking for the school is anticipated from the Collector street along <br />the north side of the sile. Neighborhood Commercial uses area located east of the park, <br />across the collector street. Commercial buildings may orient toward the park or lakelopen <br />space. <br />SPII Implementation Measures <br />I Land Use. Neighborhood schools, parks and commercial sits shall be <br />located as 101cated by Figure 3.1: SPII Land; Use. Land uses that are <br />permitted in the Neighborhood Centers shall be as specified by the Mountain <br />House Devel opm a nt TMe. <br />2. Site Design. The site} design of Neighborhood Centers shall be generally <br />consistent with the con" ptual designs indiicated in Figures 4.21 to 4.28, <br />subject to minor modifications daring preparation of Tentative Maps, MHCSD <br />requirements, c Larnmersville Unified. School District m4uiremenIts . <br />3. Neiahborhood Center Boundaries. The boundaries of Neighborhood <br />Centers shall include the Neighborhood Center uses (ac;hool, park, <br />neighborhood corninercial), surrounding roadways and immediately <br />adjacent residential areas.
