A consistent architectural thence shall be <br />used throughout the Neighborhood Center, and implemented through <br />Design Manuals. Buildings shall be compatibie with a common architectural <br />them designated for the neighborhood, and shall utilize common forrns, <br />details, materlais and colors. The common theme will be established by <br />Trimark Communities, L"the Master Developer. Building details such as <br />entries, columns, articulation of windows, overhangs, trellises, gates, <br />fences, and furnishings, shall be emphasized. <br />14. Building Siting. Buildings should be located adjacent to streets and <br />walkways, with front door's and entries oriented to the s1re0t residential <br />garages shall be recessed per the County DevelopmentTltle, and should be <br />recessed further where practical. <br />A-8 School <br />Requirements contained herein for the school site and facilities are subject to the <br />Concurrence of the Larnmersviile School District. Alternate proposals made by the <br />District do not require approval by San Joaquin County or amendment of the <br />Special purpose Plan. <br />15. Phasing. Each school is anticipated to be built in a single phase with <br />construction timing to be determined by the Lammersville Unified School <br />District, T <br />I& Parkinu. The alto pians shall include an on-site parking lot for staff and <br />visitors. As contained in the Lam mersvilie Unified School and MHCSD Joint <br />Ilse Agivernent, the school parking Eats will be avallable for park uses after <br />school hours. Add itianal on -street parking will be provided along both sides <br />of the streets bordering the school and park, as determined by the MHCSD. <br />17. Vehicular Circulation. On-site circulation is envisioned to Include: <br />A single entrance and exit to the parking lot allowing supervision from <br />the administration huitding. <br />A on-site school bus [trop -off or turn -out near the primary entrance to the <br />school. <br />■ As necessary, paved andior stabilized emergency access routes <br />available from other st"t entrances equipped with removable, lockable <br />bollards. <br />1S. Pedestrian and Bicvcie Circulation. Pedestrian access shall be from a <br />continuous network of sidewalks along all streets. Bicycle access shall be <br />from a network of Class Ilr bike routes along col lector streets within the <br />neighborhood. A sidewalk shall he located around the perimeter of the <br />school and park site, near the street, Multiple points of pedestrian access <br />shall be provided from surrounding streets and between the school and <br />park. <br />19. Feanc.irig and Lia Wing. Except for the parking lot area, the school site will be: <br />surrounded at the perimeter by a four to five foot high, Mack GheIn link <br />fence, or other type offence acceptable to the School l7lstricVMHCSD.
