Policies for Recreational Open Space (OS/C:48) <br />The main policy of this chapter relevant to the <br />present development is the first policy: <br />1. The county will continue the program of requiring <br />provisions for open space in subdivisions. The <br />developer is proposing to landscape an area of <br />2+ acres occupying the border of the drainage <br />swale. Unless needed in times of drainage runoff, <br />the area will be available as visual open space <br />or a play area for children. <br />Policies for Open Space for Public Health and Safety: <br />1. Critical hazard areas shall be identified by the <br />county and appropriate controls or prohibition of <br />development within those areas shall be established. <br />2. Standards of construction and development criteria <br />will be established for developments located on <br />lands with probable hazards. <br />3. The County will establish an overall County pro- <br />gram with policies and types of acceptable land <br />uses for flood plains. <br />4. All developments proposed in areas of potential <br />flooding will require a flood hazard report from <br />the U. S. Army Corps of Engineers. <br />5. Projects which cannot comply with provisions of <br />the Clean Air Act and other established air <br />quality standards will not be permitted. <br />6. Comprehensive land use planning will be utilized <br />as a means of minimizing driving miles and <br />resultant emissions. <br />7. The County wilt encourage planting and retention <br />of vegetation which requires minimum maintenance <br />and no burn -off on all properties, especially <br />along roads, waterways, and in high pollution areas. <br />8. A continuing program of regulatory measures and <br />legal enforcement of air pollution regulations <br />will be supported. <br />9.
