The <br /> provisions of Article XIIA of Ordinance 892, as amended, requiring <br /> undergrounding of utilities shall apply. <br /> 3) Plans for all improvements to be approved by San Joaquin County <br /> Department of Public Works prior to consideration of the Final Map. <br /> A) Provision for storm water drainage shall comply with standards and <br /> requirements of the Department of Public Works prior to consideration <br /> of the Final Map. Terminal drainage shall be provided. <br /> 5) Two well water system or method shall conform to the requirements of <br /> the Local. Health District and the Department of Public Works, <br /> 6) An adequate water supply for fire protection with fire hydrants and <br /> connections shall be installed in conformance with, the requirements <br /> of the County Fire Warden and Woodbridge Rural Fire District. <br /> 7) A County Service Area shall be formed prior to the acceptance of the <br /> Final Map to provide for the operation, maintenance, and improvement <br /> of storm drainage systems, water systems, street lighting systems. <br /> 8) The minimum net lot area shall be 20,000 square feet. <br /> 9) In lieu of conveyance of park land to the County, as prescribed in <br /> Section 18.01 of Ordinance 892, as amended, the developer shall con- <br /> tribute fees of equivalent value as defined in said section. <br /> 10) A Preliminary Soil Report as prescribed in Section 5.165 of Ordinance <br /> 892, as amended, shall be required. <br /> 11) Full street improvements with curbs and gutters in compliance with <br /> Ordinance 672 shall be provided within the subdivision. <br /> 12) The developer shall provide one (1) street tree per lot. <br />
