5 . Reduce the street side yard to 10 ' for lots having a width of <br /> 65 ' or less . <br /> 6 . Reduce the 20-foot parking stall length requirement by up to <br /> two feet when the parking stall is adjacent to a planter. <br /> 7 . Require paving of parking lots with asphaltic concrete paving. <br /> 8 . Make commercial and industrial uses in the I-PA zone subject to <br /> Site Approval (rather than Use Permit approval ) . <br /> 9 . Allow up to a ten percent reduction in the minimum required lot <br /> size in the RR, RA, R1-10 and R1-8 zones, provided the overall <br /> average lot size of the proposed subdivision meets zone <br /> minimum. <br /> 10. Change the side yard requirements in the R1-U zone from five <br /> feet for one side yard and ten feet for the rear side yard to 5 <br /> feet for both side yards . <br /> 11. Change the coverage regulations in the C-R, C-1, C-2 , H-S, <br /> C-RC, C-M, M-1 and M-2 zones to building intensity regulations. <br /> 12 . Make dumps and junkyards in the M-2 zone subject to Use Permit <br /> approval. <br /> 13 . Require improvements to private rights-of-way prior to the <br /> issuance of a Building Permit. <br /> The Planning Commission heard this matter at its meeting of <br /> September 17 , 1987 and recommended that the Board approve the Text <br /> Amendment as modified by the Commission.
