" After the recent revisions to setbacks in <br /> residential zones, it became clear that the new requirements <br /> for street side yards for the smaller R-1 lots did not leave <br /> an adequate building pad area. Thus, narrow corner lots may <br /> reduce the minimum street side yard to 10 feet . <br /> 8 . Two minor additions to the parking chapter have been pro- <br /> posed. The first will waive the 20-foot parking stall length <br /> requirement when adjacent to a planter . The second is to <br /> require paving for parking lots. <br /> 9 . A provision in the I-PA zone for commercial and industrial <br /> uses consistent with the General Plan was shifted from the <br /> section requiring a Use Permit to the section requiring a <br /> Site Approval. <br /> 10 . In the Rl-U zone , the side yard requirements of five feet and <br /> 10 feet have been reduced to five feet on both side yards . <br /> The size of RI-U lots are too small for a 10-foot side yard. <br /> 11 . The coverage regulations in various zones have been changed <br /> to building intensity regulations to be consistent with the <br /> recent General Plan Text Amendment . <br /> 12 . Dumps and junkyards have been shifted from being a permitted <br /> use in the M-2 zone to requiring a Site Approval . <br /> 13 . The section describing procedures for amending tentative maps <br /> has been broadened to allow consideration of minor revisions <br /> to the tentative map itself as well as to conditions of <br /> approval. <br /> 14 . The minimum age to qualify for an accessory mobilehome has <br /> been reduced from 60 to 55 years. This revision will make it <br /> consistent with the 55-year age requirement for second unit <br /> dwellings. <br /> 15 . A provision has been added to the residential zones (RR, RA, <br /> R1-10, and RI-8) to permit up to a 10 percent reduction in the <br /> minimum required lot size as long as the lot sizes for the <br /> overall subdivision meet zone minimum. Minimim width and <br /> setback requirements must still be observed. <br /> -6- <br />
