CONDITIONS OF SALE: If your purchase involves financing, a form of deed <br /> of trust and note will be used . <br /> PURCHASE MONEY HANDLING: The subdivider must impound all funds received <br /> from you in an escrow depository until legal title is delivered to you. <br /> (Refer to Section 11013.2 (a) of the Business and Professions Code) . <br /> FLOOD AND DRAINAGE: San Joaquin County Flood Control and Water Con- <br /> servat on District advises as follows: <br /> "According to a Flood Plain Information Report, entitled 'Northeast <br /> Stream Group, Stockton, California' , prepared by the Sacramento District <br /> Corps of Engineers , the area encompassed by Gnekow Manor, a proposed <br /> subdivision located east of State Highway 99 and south of Shippee Lane in <br /> the unincorporated area of San Joaquin County, would be subject to 'Sheet <br /> Flow' flooding from an Intermediate Regional Flood. <br /> An Intermediate Regional Flood is one 'having an average frequency <br /> of occurrence in the order of once in 100 years although it may occur in <br /> any one year' . Sheet Flow is defined as 'Broad, shallow overland flood- <br /> flows generally less than 2 feet deep' . However, the 'Sheet Flow' flood- <br /> flows would originate over the south bank of Mosher Creek about one mile <br /> east of Highway 88 some six miles from the subdivision site and can be <br /> considered as flooding of an ephemeral nature that would not pond. <br /> It should be noted that depressed street design and building pads <br /> of 1 to 2 feet high for this unit, of which we have no design information, <br /> could be developed to mitigate the potential hazard of damage from sheet <br /> flows and this area could be considered to have a high level of protection <br /> against serious flooding. " <br /> WATER: There is no regular water service to this tract. Private water <br /> 7=s are the only source of water in this tract, and you will be required <br /> to pay all costs to have a well installed. The subdivider' s well driller <br /> has submitted the following information: <br /> "The approximate cost for drilling a well, approximately 200 feet <br /> deep (which is average for Morada Area) is $1,850.00. A two horsepower <br /> submersible pump with control box and 120 gallon tank is approximately <br /> $1,275.00." <br /> The State Water Code requires a Notice of Intention to drill a well <br /> and a Report of Completion to be filed with the Department of Water <br /> Resources . <br /> FIRE PROTECTION: Waterloo-Morada Rural County Fire Protection District <br /> advises: <br /> "The following fire protection is provided to Gnekow Manor Sub- <br /> division: <br /> Page 3 of 5 Pages 13,426 SAC <br />
