Item No. PC : 7-2-87 SU-87-12 Page 6 the City of Manteca Wastewater Treatment Facility. Construction is expected to be completed by July 1987 . This subdivision will be served by this system. Preliminary information from the Lathrop County Water District indicates that the sewer allotment for this project is 35 hookups (at approximately 4 . 5 hookups per gross acre) . This allocation must be balanced with the proposed 41-unit sub- division to ensure that an adequate number of sewer allocations are available for the proposed development . The District has indicated that it is prepared to serve the project with sewer service upon the lifting of the current building moratorium. Both Public Works and Local Health require public sewer for the proposed subdivision. Specific conditions of approval have been developed to address sewage disposal . Drainage: The project site is in Zone C of County Service Area No . 4, which provides terminal drainage to the project area. A ter- minal drainage main is now being constructed and is nearly completed. The terminal drainage must be completed prior to additional development in this area. In order to insure adequate drainage for this and other adja- cent subdivisions, a preliminary master storm drainage study has been prepared by Thompson-Hysell Engineers. Final approval of the master plan by the Department of Public Works will be required prior to approval of the final map. As proposed, the Sunset Manor project will develop a storm drainage collection system which will tie into the master plan facilities . Specific conditions of approval relative to storm drainage have been developed., Fire Protection: Fire protection will be provided by the Manteca-Lathrop Fire District , whose main station is located approximately 1 , 500 feet from the subdivision. The District indicates that fire hydrants built to District specifications will be required. Schools: The project is within the Manteca Unified School District, which has been certified by the Board of Supervisors as "overcrowded. " As a result, any new residential subdivision development is subject to the payment of development fees pur- suant to Section 9-9280, et seq, of the Planning Title.
