Item No. <br /> PC : 7-2-87 <br /> SU-87-12 <br /> Page 6 <br /> the City of Manteca Wastewater Treatment Facility. <br /> Construction is expected to be completed by July 1987 . This <br /> subdivision will be served by this system. <br /> Preliminary information from the Lathrop County Water District <br /> indicates that the sewer allotment for this project is 35 <br /> hookups (at approximately 4 . 5 hookups per gross acre) . This <br /> allocation must be balanced with the proposed 41-unit sub- <br /> division to ensure that an adequate number of sewer allocations <br /> are available for the proposed development . The District has <br /> indicated that it is prepared to serve the project with sewer <br /> service upon the lifting of the current building moratorium. <br /> Both Public Works and Local Health require public sewer for the <br /> proposed subdivision. Specific conditions of approval have <br /> been developed to address sewage disposal . <br /> Drainage: <br /> The project site is in Zone C of County Service Area No . 4, <br /> which provides terminal drainage to the project area. A ter- <br /> minal drainage main is now being constructed and is nearly <br /> completed. The terminal drainage must be completed prior to <br /> additional development in this area. <br /> In order to insure adequate drainage for this and other adja- <br /> cent subdivisions, a preliminary master storm drainage study <br /> has been prepared by Thompson-Hysell Engineers. Final approval <br /> of the master plan by the Department of Public Works will be <br /> required prior to approval of the final map. As proposed, the <br /> Sunset Manor project will develop a storm drainage collection <br /> system which will tie into the master plan facilities . <br /> Specific conditions of approval relative to storm drainage have <br /> been developed., <br /> Fire Protection: <br /> Fire protection will be provided by the Manteca-Lathrop Fire <br /> District , whose main station is located approximately 1 , 500 <br /> feet from the subdivision. The District indicates that fire <br /> hydrants built to District specifications will be required. <br /> Schools: <br /> The project is within the Manteca Unified School District, <br /> which has been certified by the Board of Supervisors as <br /> "overcrowded. " As a result, any new residential subdivision <br /> development is subject to the payment of development fees pur- <br /> suant to Section 9-9280, et seq, of the Planning Title. <br />
