All Costs <br />incurred by the MHCSD for any development project shall ba paid by the Developer in accordance <br />with the MHCSD Development Project Fees for Deposit and Reimbursement Agreement with the <br />tlevaloper. <br />c. All onsite easements and dedications shown on Tentative Plans shall be dedicated [o the MHCSD <br />or offer of dedication to the MHCSD shall be recorded. Detlication of public rights-of-way shall be <br />in conformance with the adoptetl Public Land Equity Program (PLE P). Any easements to be <br />abandoned that belong to Byron Bethany Irrigation District (BBID) shall not be abandoned without <br />prior approval of BBID. <br />d. Digital File: A digital file of the plans shall be submitted to the MHCSD and to the Community <br />Development Department. The digital file format shall be consistent with requirements of the <br />County Assessor antl Community Development Department GIS tlivision and the MHCSD digital <br />file format. Condition shall be metprior [o construction. <br />e. Grading: Except where allowetl otherwise by the MHCSD, the grading of the project shall be such <br />that all stormwater runoff shall drain to public streets, public alleys, Mountain House Creek, Old <br />River, or drainage facilities within easements for storm -drainage purposes. <br />i. Truck Management Plan: Traffic shall comply with the Construction Truck Management Plan <br />administ¢retl by the MHCSD. Project construction plans shall include specifications to the <br />contractor outlining compliance requirements. A traffic control plan showing construction traffic <br />routes within the MHCSD's boundary shall ba provided for approval by the MHCSD prior [o the <br />commencement of any construction. This plan is required from the Developer, the builders, -and <br />all contractors- antl subcontracts worKing within MHCSD's boundary. The Developer shall pay all <br />review fees prior to the approval of the plan. <br />g. U.S.A. Requirement: U.S.A. shall ba contacted 48 -hours prior to any lateral crossing of a joint <br />trench or trenching within the right-of-way. <br />h. Hold Harmless Provision: The Developer shall defend, indemnify, and holtl harmless the MHCSD, <br />its agents, officers, and employees, from any claim, action, or proceeding against the MHCSD, its <br />agents, officers, or employees, to attack, sat aside, void, or annul an approval of MHCSD <br />concerning any MHCSD condition, which action (s brought within the time provided for in Section <br />66499.37 of the Government Code. <br />i. Complete, replace or Install any missing or damaged frontage improvements/ street <br />improvements on all sitle along the edges of the development <br />j. Traffic and Transportation: The developer shall improv¢ all streets shown on the plans and other <br />transportation improvements as tlescribetl In the following: <br />� The street improvements shall Include ail street pavement, curbs, gutters, sidewalks, <br />landscaping, Iighttng, signs underground utilities, etc. <br />The MHCSD may allow phase improvements subject to subdivision agreement or bonding. <br />Bond for traffic signal at Arnaudo Boulevard and Tradition Strea[ antl the fiber optic line and <br />assocfatetl fiber optic equipment along Arnaudo Boulevard from Mountain House Parkway to <br />Central ParKway. When warranted com plata the Installation of the traffic signal installation at <br />Arnaudo Boulevartl antl Tradition Street. Install the fiber optic cable along Arnaudo Boulevard <br />from Mountain House Pkwy to Central Pkwy and connect the fiber optic cable to each <br />intermetliate traffic signal cabinet and each end point traffic signal cabinet.
