K
Item No .
PC : 5-21-87
SU-87-16
Page 6
HAZARDS/CONSTRAINTS :
Flooding:
The subject site is included in the revised flood hazard maps
prepared by the Corps of Engineers. Preliminary flood maps
prepared by the Corps indicate a proposed flood elevation of
17 . 0 feet in this area, while the subject property ranges bet-
ween 14. 0 feet and 16 . 4 feet in elevation. The floor level of
each structure should be raised to one foot above the 100-year
flood elevation, as indicated by the the best source of infor-
mation. A condition of approval to address this issue has been
developed.
ENVIRONMENTAL CONSIDERATIONS :
The primary environmental issues as identified in the Initial
Study have already been discussed in the preceding text ; they
include ( 1 ) potential traffic hazard generated from driveway
access on Cambridge Drive , ( 2 ) the provision of adequate water ,
sewage, and drainage facilities, (3) flooding, and (4)
overcrowded school facilities. In addition to these issues, the
Initial Study identified the need for some additional park faci-
lities as a result of the project . Conditions of approval
addressing these environmental concerns have been developed.
An Initial Study was prepared on April 8 , 1987 , and no signifi-
cant environmental effects were identified. Based on the Initial
Study, a Negative Declaration has been prepared for the
Commission' s approval .
