K <br /> Item No . <br /> PC : 5-21-87 <br /> SU-87-16 <br /> Page 6 <br /> HAZARDS/CONSTRAINTS : <br /> Flooding: <br /> The subject site is included in the revised flood hazard maps <br /> prepared by the Corps of Engineers. Preliminary flood maps <br /> prepared by the Corps indicate a proposed flood elevation of <br /> 17 . 0 feet in this area, while the subject property ranges bet- <br /> ween 14. 0 feet and 16 . 4 feet in elevation. The floor level of <br /> each structure should be raised to one foot above the 100-year <br /> flood elevation, as indicated by the the best source of infor- <br /> mation. A condition of approval to address this issue has been <br /> developed. <br /> ENVIRONMENTAL CONSIDERATIONS : <br /> The primary environmental issues as identified in the Initial <br /> Study have already been discussed in the preceding text ; they <br /> include ( 1 ) potential traffic hazard generated from driveway <br /> access on Cambridge Drive , ( 2 ) the provision of adequate water , <br /> sewage, and drainage facilities, (3) flooding, and (4) <br /> overcrowded school facilities. In addition to these issues, the <br /> Initial Study identified the need for some additional park faci- <br /> lities as a result of the project . Conditions of approval <br /> addressing these environmental concerns have been developed. <br /> An Initial Study was prepared on April 8 , 1987 , and no signifi- <br /> cant environmental effects were identified. Based on the Initial <br /> Study, a Negative Declaration has been prepared for the <br /> Commission' s approval . <br />
