Existing building codes
are reduced inside buildings.
The project site is located north of the intersection of
Thomsen and Harlan Roads. Thomsen Road is designated as a
minor collector on the General Plan map. Although Harlan Road
is now classified as a local street on the General Plan map, it
functions as a minor collector, and tentative plans are to show
it as a minor collector on the revised General Plan. The
Department of Public Works will require frontage improvements
for any future development. In addition, "J" Street presently
terminates at the east boundary of the subject property.
Development of the property will require the extension of "J"
Street westerly to Harlan Road.
Caltrans notes that development of the project site may require
improvements to the Louise Avenue and Lathrop Road interchanges
at I-5.
FACILITIES/SERVICES:
Sewage Disposal:
The project site is within the new sewer project area of the
Lathrop County Water District. The sewer project is expected
to be completed next year. The project site has capacity
allotments in the Manteca -Lathrop Wastewater Plant expansion,
but the sewer collection main stops approximately a quarter
mile east of Harlan Road on Thomsen Road. Development will
require construction of a collection system and verification of
the sewer allocation. Future sewage disposal requirements for
the commercial area will depend on the specific types of com-
mercial development. The Department of Public Works, the
Lathrop County Water District, and the Local Health District
recommend public sewer.
Water supply:
Portions of the project site are capable of being served with
public water from the Lathrop County Water District (LCWD).
Public water will be required for any future development. Both
the Department of Public Works and the Local Health District
have noted this fact in their referral replies.
