Provided the Developer retains control of all construction <br />.for the entire subdivision, the minimum sewage disposal area <br />for each Lot will be permitted to be located within five <br />feet (5') of a property line with the exception of Lot 2. <br />The septic tank and minimum sewage disposal area on Lot 2 <br />shall be located at least one hundred feet (1001) minimum <br />lateral distance from the public water well on Lot A. <br />c. The minimum sewage disposal area required for each lot shall <br />be recorded on the deed as a restriction on land use. <br />d. It is recommended that the deed restriction on the land use <br />aspect relative to the sewage disposal area be published <br />in the Real Estate Commissioner's Final Report for the <br />Subdivision. <br />e. The Developer shall file a waste Discharge Report with the <br />Regional Water Quality Control Board, Central Valley Region. <br />f. If storm water is to be retained on each lot, the retention <br />area is to be shown on each lot on the final map. <br />San Joaquin County Ordinance No. 1862, including the following: <br />a. The public water supply system shall be comprised of two <br />wells at two different locations within the subdivision. <br />The wells and distribution system shall meet the require- <br />ments of the San Joaquin Local Health District and the San <br />Joaquin County Public Works Department. <br />6) An adequate water supply for fire protection with fire hydrants <br />and connections shall be installed in conformance with the require- <br />ments of the County Fire Warden and Tracy Rural Fire District. <br />7) Drainage and water systems shall be maintained by a County Service <br />Area. The County Service Area shall be formed prior to acceptance <br />of the final subdivision map. <br />8) The minimum net lot area shall be 65,000 square feet. <br />9) In lieu of conveyance of park land to the County, as prescribed in <br />Section 18.01 of Ordinance 892, as amended, the developer shall <br />contribute fees of equivalent value as defined in said section. <br />10) A Preliminary Soil Report as prescribed in Section 5.165 of Ordinance <br />892, as amended, shall be required. <br />11) Full street improvements in compliance with Ordinance 672 shall be <br />provided within the subdivision. Vernalis Road shall be fully improved <br />on both sides in compliance with County standards. <br />
