j. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> k. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> I. UNIFORM BUILDING CODE: The following Uniform Building Code and San Joaquin County <br /> Ordinance requirements will be applicable and shall be incorporated in the construction plans before <br /> submittal to the Building Inspection Division: <br /> (1) The proposed use will change the occupancy from an R-3 occupancy to an A-3 or A-2.1 <br /> occupancy (U.B.C. Section 3405). The structure must be brought into compliance with all <br /> current code provisions including structural, plumbing, mechanical, electrical, energy and <br /> disabled access requirements. <br /> (2) Provide restrooms conforming with all disabled access requirements(C.C.R.,Title 24). <br /> (3) Provide explanation, use, and drawings for the existing two-story building. If used with the <br /> winery operation, the occupancy will change from R-3 to an "A" occupancy and will require <br /> further consideration per Condition 1.I.(1). Restrooms will be required in accordance with the <br /> Uniform Plumbing Code, Chapter-4. <br /> m. UNIFORM FIRE CODE (Staff Contact: Steve Dalton,468-2229): i <br /> (1) The following Uniform Fire Code and San Joaquin County Ordinance Code requirements will be <br /> applicable and shall be incorporated in the construction plans before submittal to the Community <br /> Development Department for a building permit: <br /> A. Fire flow and hydrants will be provided for the proposed project by NFPA 1231 of the <br /> National Fire Code. <br /> B. Fire sprinkler systems shall be installed according to Article 10 of the California Fire Code <br /> and the appropriate standards and guides adopted in Chapter 35 of the California Building <br /> Code and the California Electrical Code. <br /> C. Fire department access roads shall be accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> D. Key Boxes: A Knox box shall be installed according to the local fire department's <br /> instructions. <br /> E. Fire extinguishers shall be installed in accordance with California Fire Code, Standard 10-1, <br /> Volume 2. f <br /> F.
