PROPOSAL FOR SERVICES MOUNTAIN HOUSE NEIGHBORHOODS I&J <br /> INITIAL STUDY/MITIGATED NEGATIVE DECLARATION <br /> C. Refine Scope of Work <br /> If requested by the County,the IS/MND team will refine the proposed scope, working closely with <br /> County staff. The proposed scope of work shown below is based on our general knowledge of the <br /> area and experience in other environmental documents prepared for the Mountain House New <br /> Community. We will aim to minimize changes to the scope of work. <br /> D. Project Description <br /> Amy Skewes-Cox will prepare a draft Project Description for County review. This section will <br /> include graphics such as Regional and Project Location and the Tentative Subdivision Map(or lot <br /> layout which may be more readable than the VTM). After receiving County comments,we will <br /> finalize the Project Description. This will result in the operative project description to be <br /> distributed to all team members and to be analyzed in the IS/MND. Mr.Kevin Peters of Shea <br /> Mountain House has already provided us with a draft Project Description (with a small portion not <br /> yet completed)that will be the basis of this task. We assume that the applicant(or SWA)will <br /> provide digital copies of all necessary graphics(in pdf format)that can be reproduced at a report <br /> size for inclusion in the IS/MND. <br /> E. Data Gathering and Initial Contacts <br /> Existing data and analyses applicable to the project site and vicinity will be collected and <br /> evaluated. We have already obtained the EIRs for the Mountain House New Community and have <br /> hard copies and digital copies of the Initial Study for SP II. We would ask that the County provide <br /> us with five hard copies of the following additional maps pertinent to preparation of the IS/MND: <br /> ■ Tentative Subdivision Maps(large size and l 1 x 17 inches) <br /> ■ Grading Plan (two copies only) <br /> The applicant has provided pdf versions of most maps and these can be used in the Initial Study. <br /> We are assuming that the color lot layout would be used in place of the VTM since it is much <br /> more readable as the main project map. However the VMT should be used by team members <br /> during field work. <br /> The IS/MND team will contact responsible or potentially affected agencies to identify issues <br /> regarding the proposed project such as the Mountain House CSD. We assume that our primary <br /> contact for project information will be Mr. Chandler Martin or other staff person assigned to this <br /> project, and that County staff will request needed information from the applicant. <br /> TASK 2. ADMINISTRATIVE DRAFT IS/MND <br /> The IS/MND team will prepare an Administrative Draft IS/MND(ADIS/MND)for review by <br /> County staff. We will provide the County with five bound copies of the Administrative Draft <br /> IS/MND and one unbound copy. The ADIS/MND will clearly identify existing conditions, <br /> potential impacts, and a set of reasonable mitigation measures for each impact category. Much of <br /> the"Setting"information will already have been developed as part of Mountain House SP II Initial <br /> Study that will be used as the basis of this IS/MND.
