(Development Title <br /> SeGtien a_1 -� <br /> Upon satisfaGtien of the above requirements, the following Conditions of Approval shall apply. <br /> appT�1T <br /> RECOMMENDATIONS: <br /> 1) An encroachment permit shall be required for all work within road right-of-way. (Note: <br /> Driveway encroachment permits are for flatwork only— all vertical features, including but <br /> not limited to fences, walls, private light standards, rocks, landscaping and cobbles are not <br /> allowed in the right-of-way.) (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2) Prior to issuance of the occupancy permit, the driveway approaches on Ham Lane, Eight <br /> Mile Road and West Lane shall be improved in accordance with the requirements of San <br /> Joaquin County Improvement Standards Drawing No. R-17. (Development Title Section 9- <br /> 1145.5) <br /> 3) The owner shall execute an Irrevocable Offer to Dedicate Road to result in a 30-foot wide <br /> right-of-way from the centerline of Ham Lane to the property line across the parcel's <br /> frontage. (A fee based on the current fee schedule is required for processing per <br /> Development Title Table 9-240.2 in addition to a copy of the Grant Deed and a legal <br /> description of the parcel to be offered for dedication.) (Development Title Section 9- <br /> 1150.5) <br /> 4) The owner shall execute an Irrevocable Offer to Dedicate Road to result in a 67.5-foot <br /> wide right-of-way from the centerline of Eight Mile Road to the property line across the <br /> parcel's frontage. (A fee based on the current fee schedule is required for processing per <br /> Development Title Table 9-240.2 in addition to a copy of the Grant Deed and a legal <br /> description of the parcel to be offered for dedication.) (Development Title Section 9- <br /> 1150.5) <br /> 5) The Traffic Impact Mitigation Fee shall be required for this application. The fee is due and <br /> payable at the time of building permit application. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost Index as published by the <br /> Engineering News Record. (Resolution R-00-433) <br /> 6) The Regional Transportation Impact Fee shall be required for this application. The fee is <br /> due and payable at the time of building permit application. The fee will be based on the <br /> current schedule at the time of payment. (Resolution R-06-38) <br /> 7) The Water Supply Facilities Impact Mitigation Fee shall be required for this development. <br /> The fee is due and payable prior to issuance of the building permit. The fee will be based <br /> on the current schedule at the time of payment.
