I <br /> -2- <br /> (4) Freeway service areas shall be developed so that buildings occupy no more <br /> than 60 percent of the lot and are no more than 3 stories in height; <br /> ■ There is currently only a card-lock gasoline facility at the site which does not <br /> occupy more than 60 percent of the lot. Any future development shall <br /> comply with this requirement. <br /> (5) Freeway service areas shall be designed in an attractive manner that creates a <br /> favorable impression of the County by considering the overall site design, <br /> landscaping, scale of development, signage, relationship to adjacent uses, <br /> circulation and parking, and architecture. <br /> ■ When the underlying project is processed it will be conditioned consistent <br /> with this requirement. <br /> Limited Industrial Development and Locational Criteria (pp. IV 31, 32) <br /> This project is being considered an expansion of an existing I/L area located to the northwest <br /> of the project site. The General Plan Industrial Development Chapter contains the following <br /> Development and Locational Criteria for limited industrial areas: <br /> (1) Limited industrial areas shall be developed so that industrial activities are <br /> conducted entirely within enclosed buildings and outdoor storage areas are <br /> screened; <br /> ■ All present and any future development shall comply with this regulation. <br /> (2) Limited industrial areas shall be developed so that buildings are no more than <br /> 100 feet in height and occupy no more than 60 percent of the lot area except in <br /> areas zoned Warehouse Industrial where there they shall occupy no more than <br /> 40 percent of the lot area; <br /> ■ A truck terminal currently occupies the site and does not comprise more than <br /> 40 percent of the site. All future development shall comply with this <br /> requirement. <br /> (3) Limited industrial areas shall be located on a Minor Arterial or higher <br /> classification roadway; <br /> ■ This proposed General Plan Amendment is an expansion of the existing I/L <br /> area located adjacent to the subject property on the northwest. The existing <br /> I/L area which has frontage on a portion of Kasson Road, a major arterial. <br />
