Areas Observed During Site Visit <br />CAC observed the boundaries of the Site by traversing the walking throughout the grounds. <br />Topography <br />Based on CAC's review of the USGS Lathrop, Vernalis, Manteca and Ripon Quadrangles and <br />observations made during the site visit, topography of the Site is approximately 20 -feet above <br />mean sea level (AMSL). The land in the vicinity of the Site is very flat <br />Surface Water and Flood Zone <br />Surface Water: CAC did not observe surface water at the Site, however irrigation ditches <br />traverse the Site from east to west and north to south (they were dry at the time <br />of the assessment). <br />Flood Zone: According to the Federal Emergency Management Agency (FEMA) Map Panel, <br />the Site is in Zone X, and not within the 100 or 500 -year Flood Zones. <br />Geology <br />The Site is located in the north central portion of the San Joaquin Valley approximately 5 miles <br />east of the San Joaquin River Delta. Surface soils are made up of Bisgani loamy coarse sand <br />which is moderately well infiltrated and poorly drained. <br />Groundwater <br />Based on a review of geotechnical borings drilled at the Site in 2002, and water -well data provided <br />by EDR and the local topography, groundwater in the vicinity of the Site is expected to be <br />encountered between 10 and 15 feet below ground surface (bgs) and is likely influenced by tidal <br />movement. Groundwater flow is expected to be to the west, in conformance with local topography. <br />Potable Water Supply <br />There is at least one irrigation well and one potable water supply well at the Site. According to <br />information reviewed at the City of Manteca Public Works Division, potable water will be supplied <br />to the Site by the City of Manteca as soon as the Site is annexed. <br />Sanitary Sewer and/or Septic System <br />New development at the Site will be serviced by the City of Manteca Public Works Department. <br />Heating, Ventilation and Air Conditioning Systems <br />CAC did not inspect the interior of the residential structures at the Site, but assumes that there <br />are sources of heating, ventilation or air-conditioning equipment at the Site. These systems <br />should be evaluated prior to demolition. <br />HN <br />
