• Former Tracy Pump Station, 14821 W. Grant Line, located 800 feet <br />northeast of the Site, Site Mitigation database. Live Oak reviewed records <br />on file at the San Joaquin County Environmental Health Department for <br />this facility. According to documents reviewed, this facility was a <br />booster/heater station for the Old Valley Pipeline. Heated crude oil was <br />transmitted through this pipeline. At the Tracy Pump Station facility, <br />petroleum hydrocarbons, polynuclear aromatic hydrocarbons (PAHs), and <br />benzene, toluene, ethylbenzene, and xylenes (BTEX) compounds were <br />detected in the soil and ground water in the area of a former blow -off pond <br />in 2002 and 2004. The documents assume a ground -water flow direction <br />toward the northeast, away from the subject Site. In 2011, excavation of <br />the contaminated soil was proposed. As if 2013, it appears that <br />investigation was ongoing. Based on the record reviewed, no evidence of <br />an impact to the subject Site from this facility was identified. <br />• Catellus/Chevron, 14824 W. Grant Line, located 800 feet east of the Site, <br />Site Mitigation database. Live Oak reviewed records on file at the San <br />Joaquin County Environmental Health Department for this facility. <br />According to documents reviewed, this facility includes portions of the Old <br />Valley Pipeline and the Tidewater Associated Oil Company pipeline, both <br />of which carried crude oil. In 2003, a release of crude oil was discovered <br />on this property, and subsequent testing identified petroleum <br />hydrocarbons, PAHs, and BTEX compounds impacting soil and ground <br />water. In 2012, the California Regional Water Quality Control Board <br />issued a "proposed no further action required" letter for this property, <br />stating that "crude oil affected soil and groundwater has been delineated." <br />Based on the records reviewed, no evidence of an impact to the subject <br />Site from this facility was identified. <br />Live Oak searched the San Joaquin County Haz Mat Viewer on March 16, 2022 <br />for the Site and nearby facilities with hazardous materials inventories. The Site <br />was not labeled as a hazardous materials handler, and no such facilities were <br />identified within one-quarter of a mile of the Site. <br />Live Oak reviewed the San Joaquin County Environmental Health Department's <br />maps of Nitrate — Land Use Data and DBCP — Land Use Data dated February 20, <br />2019. According to the nitrate map (Plate 4), eight wells within a one -mile radius <br />of the subject Site have been tested; nitrate was detected in three of the wells at <br />concentrations between 0.1 and 5.0 mg/L-N, in two wells at concentrations <br />between 5.1 and 10.0 mg/L-N, and three wells at concentrations over 10 mg/L- <br />N. Four wells within a one -mile radius of the Site were tested for DBCP (Plate <br />5); DBCP was not detected in any of the wells. The Maximum Contaminant <br />Level (MCL) set by the US EPA for nitrate is 10 mg/L-N; the MCL for DBCP is <br />0.2 ug/L. <br />LOGE 2214 7 <br />
