TRAFFIC AND TRANSPORTATION <br /> ee. The subdivider shall improve all streets shown on the Tentative Map and other transportation <br /> improvements as described in the following: <br /> • The street improvements shall include all street pavement, curbs, gutters, sidewalks, <br /> landscaping, lighting, signs underground utilities, etc. <br /> • The MHCSD may allow phase improvements subject to subdivision improvement <br /> agreement or bonding. <br /> ff. Conduct a traffic signal warrant analysis for the intersection of Central Parkway and East <br /> Funderburg Boulevard. If warranted the applicant shall enter into a separate subdivision <br /> improvement agreement with MHCSD and bond for the traffic signal prior to final map <br /> approval and prior to first building permit shall install the traffic signal. <br /> gg. Conduct a traffic signal warrant analysis for the intersection of Central Parkway and Nipoti <br /> Ranch Road. If warranted the applicant shall enter into a separate subdivision improvement <br /> agreement with MHCSD and bond for the traffic signal prior to final map approval and prior to <br /> first building permit shall install the traffic signal. <br /> hh. Lots 1-5 shall front or give that appearance of fronting onto Central Parkway. Prior to first <br /> building permit. <br /> ROADWAY <br /> ii. Roadway, streetscape, and landscaping shall be designed consistent with all Community <br /> Approvals including applicable provisions of the MHCSD Design Manual. Timing: the design <br /> plans associated with each phase of the development shall be completed and approved by <br /> the MHCSD General Manager prior to the approval of the Final Map for that phase. <br /> jj. All street cross sections shall meet all applicable State Fire Code requirements as <br /> determined by the MHCSD general Manager. Timing: Prior to improvement plan approval. <br /> kk. All roadways, which in this project shall be private, must meet the minimum 20' Paved width and <br /> be designed and constructed per the MHCSD acceptable-standards and specifications. <br /> II. A sidewalk connectivity plan shall be shown and submitted for the entire project area and with the <br /> surrounding adjacent areas. This plan shall also address pedestrian access off roadway <br /> scenarios. <br /> mm. "No parking" signs or red curbs shall be installed in all areas where there is to be no parking <br /> allowed. Timing: Prior to acceptance. <br /> nn. Provide "Private Roads", "No Parking" and other private notice signage and poles and note on <br /> plans. <br /> oo. Show all handicap ramps and associated crosswalk and signage in all pertinent plan sheets prior to <br /> plan approval. <br /> pp. Show all alleyways/driveways details to address pedestrian and parking. Alleyways shall comply <br /> with ADA requirements. Timing: Prior to improvement plan approval. <br /> LIGHTING <br /> qq. All street lighting and street light photometrics shall meet MHCSD Standard Specifications and <br /> Details and Supplemental Specifications and Details: Street Lighting, Electrical and Traffic Control <br /> Devices. Timing: Prior to improvement plan approval. <br /> rr. Public or Private Alley Lighting: If the alleys are to be illuminated with coach lights attached to the <br /> building, the lamp wattage shall be 45-50 watts, the lamps shall be hard wired into the building <br /> Resolution Template 01/2023 <br />
